Dominic Anthony Grande, III has filed a lawsuit against a homeowners association and a property management company, alleging negligence after suffering injuries from a fall on their premises. The complaint was lodged in the Circuit Court of the 15th Judicial Circuit in Palm Beach County, Florida, on November 27, 2024. The defendants named in the case are Sweetwater at Boca Chase Homeowners Association, Inc., and RealManage, LLC.

According to the complaint, Dominic Anthony Grande, III claims that on September 30, 2023, he slipped and fell on a driveway located at his residence within the Sweetwater at Boca Chase complex in Boca Raton. The plaintiff alleges that both Sweetwater at Boca Chase Homeowners Association and RealManage were responsible for maintaining the common areas of the property but failed to do so adequately. As per the court documents, Grande asserts that the slippery condition of the driveway was known to the defendants or should have been known due to previous complaints from other residents about similar hazardous conditions.

Grande accuses both defendants of breaching their duty of care by not ensuring safe conditions on the premises. He contends that they neglected to maintain and inspect the driveway properly and failed to warn residents about potential dangers. Furthermore, he claims that despite being aware of these issues through prior complaints from other residents who also suffered injuries or reported dangerous conditions, no remedial actions were taken by either defendant.
