Parents Sue Property Management Companies Over Child’s Injury Due to Alleged Negligence
In a compelling legal battle, the parents of a minor child have filed a lawsuit against two limited liability companies, alleging negligence that resulted in severe injuries to their child. The complaint was lodged by Marquel Kittles and Dominique Long on April 8, 2025, in the Circuit Court of the Sixth Judicial Circuit in Pinellas County, Florida. The defendants named in this case are Sable Palms Owner LLC and 11601 North 22nd LLC, operating under the fictitious name ReManagePro.
The plaintiffs, acting as natural guardians for their minor child MK, claim that the defendants failed to maintain safe conditions at an apartment complex located at 2729 4th St. South, Apt. 14, St. Petersburg, Florida. According to the lawsuit, on September 25, 2024, MK was injured when Dominique Long slipped and fell while carrying him down exterior stairs that were allegedly poorly constructed and maintained. The plaintiffs argue that both Sable Palms Owner LLC and ReManagePro had a duty to ensure the premises were safe for residents and visitors alike but neglected this responsibility.
The complaint details how the stairway structure was non-compliant with several safety codes including the Florida Building Code and NFPA 101 Life Safety Code. Specifically, it highlights issues such as balusters placed every six inches inside handrails preventing continuous gripping and smooth stair treads lacking anti-slip features. These alleged deficiencies contributed to the hazardous condition leading to MK’s injuries.
