A local resident has taken legal action against two companies, alleging negligence that led to a serious personal injury. Arthur Fedor filed a complaint in the Circuit Court of the Sixth Judicial Circuit in Pinellas County, Florida, on May 7, 2025, targeting Angelfish Real Estate LLC and Ayaz Inc. as defendants.

The lawsuit stems from an incident on April 14, 2023, when Fedor visited a property owned by Angelfish Real Estate LLC and operated by Ayaz Inc., which houses a convenience store and gas station at 7340 Central Ave, Saint Petersburg. During his visit as a business invitee or guest, Fedor tripped over a raised concrete ramp at the entrance of the store, resulting in significant injuries. The complaint details how both defendants allegedly failed to maintain safe premises, citing negligence under the non-delegable duty doctrine for Angelfish Real Estate LLC and premises liability for Ayaz Inc.

Fedor’s attorney argues that Angelfish Real Estate LLC breached its duty by not maintaining the parking lot and concrete surfaces safely and failing to warn about or correct known dangers. Similarly, Ayaz Inc. is accused of neglecting its responsibilities to inspect and rectify hazardous conditions at the store entrance. The plaintiff claims these failures directly caused his injuries, which include pain and suffering, disability, disfigurement, permanent scarring, mental anguish, loss of enjoyment of life, medical expenses, lost earnings potential, and aggravation of pre-existing conditions.
